The South Operations Centre is a new facility to provide an office building, fleet storage space and fleet maintenance shops including workshops, service bays and vehicle wash areas with yard facilities for heavy duty vehicular traffic and parking.
Bird worked closely with the design team to convert the client’s requirements into a functional and cost effective design to service the client’s immediate needs with the ability to expand the facility in future years. Involved throughout the design and pre-construction phases, Bird provided constructability input and feedback. Through utilization of BIM, Bird eliminated clashes between mechanical, electrical, structural and architectural components prior to serious site issues arising, thus avoided many change orders in the process.
Built within the requirements for LEED Gold certification and with alternative energy systems, the project is capturing solar energy that will heat the domestic hot water and also return some power back into the electricity grid as part of the district energy heat management system.
Recently after the successful delivery of the main building, an additional $3 million interior fit-up package has been negotiated directly with Bird.
