Interior of the Riverway Golf Clubhouse showing vaulted wood ceilings and dramatic stone fireplace

Prior to construction, Bird faced the challenge of coordinating the tight fit of the complex geothermal, mechanical, and electrical systems beneath the building. The 24-inch diameter main heating duct that encompasses the entire underground building perimeter limited access for the installation of plumbing lines. Additionally, the high water table from the adjacent lake inhibited the commercial kitchen’s mechanical lines from being placed underground. To resolve these issues, Bird elevated the entire site plot by six inches with additional sand fill. To ensure the facility is not affected by the settlement of the surrounding sand, the clubhouse is situated on a raft slab with concrete beams.
