The Berczy Condominiums

The building offers three levels of underground parking (167 spaces) and eleven ground floor commercial retail spaces on its podium. Located adjacent to the historic Flatiron building, the Berczy brings a flare of modern elegance to one of Toronto’s historic areas. The Berczy is LEED® Gold Certified.

The challenges for this unique building started early, beginning with demotion and salvation of the heritage brick on the old façade, to be re-used on the new facility. With adjoining buildings on both sides and the close proximity to the street property line, Bird worked hand-in-hand with surrounding building structures and owners to execute the complex demolition safely and efficiently, all while managing the infamous downtown Toronto traffic. 

As construction moved up the tower, the changing floor plates and varying suite layouts introduced new learning curves on each floor. With the owners and consultants seeking considerable ‘on the fly’ changes during construction, Bird continued to revise and adapt the work plan and shift resources in order to minimize schedule impact.
