Project Overview

CFAD BM203 was a large-scale renovation and expansion of an existing 35,000‑square‑foot torpedo servicing facility, demonstrating expertise in complex industrial rehabilitation. The project involved near‑total demolition and abatement, preserving only the existing foundation and structural steel while fully overhauling the site and building systems. Scope included removal of the roof, slab‑on‑grade, and sub‑slab soils, complete demolition of mechanical and electrical systems, and selective reinforcement of the existing structure.

The facility was entirely reconstructed with new building envelope, systems, and finishes, effectively delivering a modernized, high‑performance building. An additional 8,000‑square‑foot expansion added service bays and a dedicated wash bay to support preventative maintenance of snow removal vehicles. The project required extensive contaminated materials remediation, significant structural repairs, and precise coordination, highlighting Bird’s ability to safely deliver technically demanding renovations and additions within a sensitive environment.
