The superstructure of the 6 story Assisted Living wing is comprised 5 ply and 7 ply Cross Laminated Timber floors supported by heavy timber glulam Columns and Beams, with full height masonry firewalls, stairwells and elevator shafts. The heavy timber components were supplied by Nordic Structures, and erected by Bird Construction working together with subcontractor Cornerstone Timberframes. The owner determined the initial investment of incorporating CLT as an integral design element will be outweighed by the long-term sustainability, reduced environmental impact and improved end-user experience for residents and guests. Bird gained experience self-performing erecting these components in conjunction with masonry structure and topping pours.
Beneath the building is a single storey, 200 stall parking garage built on precast piles, cast-in-place concrete pile caps, columns and foundation walls. Bird Construction self performed all of the concrete work on the project, which includes the parkade, parkade ramp, generator slab and toppings (bonded and unbonded). The parkade main floor of the project is constructed out of precast hollowcore, and there are precast balconies that service second to sixth floor suites in five locations.
