Londonderry Mixed-Use Development

This project includes 240 units that are a combination of market rate, affordable, and social housing units. Four buildings will accommodate 240 residential units, two commercial spaces, and a rental office. Residential units will offer one to five bedroom suites in the towers, and 2-storey walk units at ground level. The project will also include infrastructure works, such as road improvements, intersections, sanitary, water, underground services modifications and improvements. 

During pre-construction, Bird Stuart Olson helped identify sustainability aspects the project would benefit from. In addition to a reduced carbon footprint, we identified methods to achieve overall energy efficiencies without an added cost. The team also assisted in the evaluation of options of products and solutions that could assist with the operations and maintenance of the building, offering improved preventive and deferred maintenance.

The entire team consisting of the client, consultant, and construction manager, all worked together on another recent project very similar in nature. There were several issues encountered during construction on the past project regarding design, construction, and client driven changes. This was due to not having a complete understanding of the needs of the end user (operations team and tenants). It resulted in roughly 4.5% in contract variance. The team met after the project to ensure the issue would not be brought forward to the current larger and more complex project. All the lessons learned were brought to the table, enabling the team to work more closely, collaboratively, and cohesively. Those lessons learned formed part of the design, approach, and execution of the project which resulted to mitigation of potential risks and changes to the project.
