Northmount Mixed Use
This new three-storey structural steel mixed-use building offers 613 square metres of commercial and retail space on the main floor, and 1,245 square metres of office space on the two upper floors. All spaces were constructed to a level of finish that was ready for tenant fit-up. The scope of work also included two levels of underground parking, for which a secant pile wall was installed for shoring purposes with structural concrete building foundations.
With all four sides of the site occupied by roadways or adjacent housing, there was little to no laydown area, and access points were narrow and confined. Overhead powerlines in the back alley restricted the height of the equipment Bird was able to use. Through careful planning and strategic equipment selection, Bird was able to navigate the site with minimal road and sidewalk closures.
Bird also provided value engineering services and collaborated closely with the interior designer to clarify design finishes that were not defined at the onset of the project.
