The KIP - Phase 1 & 2
PHASE 1
Phase 1 is a 29-storey, high-rise residential condominium tower with 283 suites averaging from 500 to 900 sq. ft. The building also includes a fitness studio, theatre room, private dining area, and two underground parking floors containing locker rooms, bicycle storage units and 247 parking bays.
The building is supported by columns with shear walls and suspended slabs, whilst the underground parking is built with cast-in-place concrete, and masonry blocks for the locker rooms.
Prioritizing LEED® Gold, the new condominium features a green roof to help minimize the building’s ecological footprint and energy consumption; There is in-suite energy recovery ventilation; high efficiency heating and cooling; charging stations for vehicles; and water efficient landscaping and irrigation systems.
PHASE 2
Phase 2 consists of two towers totaling 583,000 sq. ft. and 519 suites. The first condominium is a 24-storey condominium (286 suites) while the second is a 21-storey rental tower (233 apartments ranging from studios to one, two & three-bedroom suites). The towers share two underground parking floors containing 445 parking bays, locker rooms and bicycle storage.
Phase 2 includes similar amenities as Phase 1. Both towers are concrete structures with a façade made of pre-cast concrete and pre-cast masonry panels with floor-to-ceiling windows. The project is LEED® Gold certified, and the entire KIP District has been awarded gold in three categories at the National Association of Homebuilders Awards in Las Vegas, including the prestigious, Master-Planned Community of the Year.
