The 90,000-square-foot five-story building has floor-to-ceiling windows that showcase views of the city and provide offices with natural light. The high performance window glazing and cladding improves heat insulation and reduces the need for artificial lighting. The building features bird-friendly glass on the first three floors, and attached covered parking. 
140 Carleton was designed with sustainability and its tenants needs in mind. The building aims to provide working spaces that have a positive impact on tenant’s health and productivity. It contains smart building technology, which has the ability to monitor weather conditions, occupancy & daylight hours to automatically adjust mechanical systems to improve tenant comfort & reduce tenants’ energy costs. 

It is built, managed and maintained to BOMA BEST green building certification standards, and it is anticipated to have 30% higher energy efficiency over comparable buildings in the market.
