The 40 year old, seven-storey building was in need of new electrical and mechanical systems and other building components to make the building energy efficient. Challenged by the client’s budget constraints, Bird worked with TCHC to identify and evaluate cost-reduction options. Among the cost-reduction options these included a plan to retain the existing electrical transformer and generator, change the mechanical design from a central system to an individual suite system and reduce the number of wall openings to limit the structural framing reconfiguration. The team also utilized cost-efficient green practices wherever possible including a green roof system using sedum, a flowering plant, to reduce the heat gain effect.
