Located in the heart of downtown Toronto, Bird has completed the Fairmont Royal York floor renovations. The scope of work included renovating two floors of accommodation suites, as well as constructing luxury gold suites, totalling 300 rooms. Challenged by the fully operational hotel, Bird segmented the project into three phases to ensure minimal disruption to guests and staff.

Bird began construction by completly stripping the rooms and performing asbestos remediation. Mechanical and electrical upgrades were completed in all washrooms and life safety systems including sprinkler and alarm updates. The team completed all interior finishes including dry wall, paint, vinyl wall coverings, tiles, lighting and washroom fixtures.

Limited by the use of only one elevator at non-peak times and one shipping bay, Bird carefully coordinated logistics and subcontractor activities throughout the project. Strong communication with the client ensured the project was executed properly.
