The continued operations of the Fraser Downs Gaming Centre, an active racetrack, was a key scheduling and coordination constraint on this project. The first phase was the construction of a temporary casino while the permanent facility was completed. The existing structure required major upgrades in order to accommodate the expansion during the second phase.

The renovation of the racetrack grandstand required scaffolding of the entire structure during the third and final phase. Additional site work and landscaping completed the project.
