Bird completed the base building structure and shell. Special features and technologies used include exposed vertical concrete poured using self-consolidating, self-levelling concrete; heating supplied via radiant heating system in the floor slabs; and a system of “trickle vents” in the window system provide heating and cooling at the building perimeter.

Other sustainable design elements include the decorative pond outside that is used to capture rainwater for reuse within the building and the atrium roof, which is shaped like a wing foil. When the windows in the highest part of the atrium are opened by the building management system, wind passing over the wing-shaped roof creates a vacuum that draws air out of the building creating a passive venting system.
