The Kip District is a multi-building complex with both residential and retail uses located around a town square within the site. Bird was contracted to build The Kip One, a 28-storey condominium tower with 283 suites. This is Bird’s fourth project with Concert Properties.
Ground floor amenities at The Kip One include a fitness studio, theatre room, and outdoor terrace with barbecues and seating areas. The condominium is also equipped with a rooftop club room with catering kitchen, private dining area, fireside lounge, wet bar, billiards room, and party room with adjoining terrace. The condo has a guest suite, bike parking/storage, and a pet wash area.
Targeting LEED® Gold, the new condominium features a green roof with native, drought-resistant plants to help minimize the building’s ecological footprint and energy consumption, in-suite energy recovery ventilation, high efficiency heating and cooling, charging stations for vehicles, easy recycling and composting programs that reduce waste, and water-efficient landscaping and irrigation systems.
